DESIGN-BUILD

 

If you choose design-build contracting, we will help you take your building needs from idea to expert design and construction to a completed project. We start by meeting with you, talking over your ideas and settling on a basic concept for your new building, remodel or addition.

 

We then estimate the end cost of your project as close to your proposed budget as possible and present plans to you. Once we agree on details and estimates, you would then contract with us. After final decisions are determined, all we need is a letter of intent that states you want to contract with us for design-build services.

 

Sample responsibilities for the property owner and Miedema (MMBS) in the design-build contract include.

 

Owner

  • Relay building ideas

  • Approve drawings

  • Choose colors

  • Move in

  • Make monthly payments

     

MMBS

  • Estimate costs

  • Make rough drawings of project

  • Hire architect to draw the project

  • Obtain site plan approval and permits

  • Hire subcontractors electrical, plumbing, excavating, etc.

  • Coordinate with subcontractors

  • Construct project

  • Coordinate inspections for both rough-in and final

     

When we work with you on a project (along with an architect, subcontractors and inspection agents), we can guide your project to ensure that your project is optimized to your needs. As the design-builder, we hire and lead subcontractors in the right direction. We keep your project moving though the construction stage. With Miedema as the design-builder, the benefits of a pre-engineered building system can be fully realized. Design-build is the easiest way for an owner to add or alter space -- and it’s one of the more economical and efficient ways to build.

 

GENERAL CONTRACTING

 

If you select general contracting for your building method, you (the property owner) would meet with an architect to develop a set of plans. Miedema.(MMBS) would then bid for the job based on your specifications. Once we negotiate an agreeable price, a Miedema representative will sign a contract to build the project according to your plans.

 

Sample responsibilities for the owner and MMBS with the general contracting agreement:

 

Owner

  • Approve drawings

  • Obtain site plan approval

  • Pick colors

  • Move in

  • Make monthly payments

 

 

MMBS

  • Bid project per your plans

  • Hire subcontractors electrical work, plumbing, excavating, etc.

  • Obtain permits

  • Obtain inspections, rough-in and final

  • Coordinate with subcontractors

  • Construct project

 

The general contracting method of building gives you, as the owner, more responsibilities in the design and planning part of the project. At the same time, the general contracting method allows Miedema (MMBS), as the general contractor, the ability to work with subcontractors to keep the project moving though the construction stage and get the job done right.

 

SUBCONTRACTOR

 

If you select Miedema as your subcontractor, you would first meet with an architect to develop a set of plans to your specifications. Then, Miedema would bid only the portions of the job that you ask us to complete. Once we negotiate an agreeable price for subcontracting those specific parts of your plan, we will sign a contract to build only the portions of the project designated for us in your plans.

 

Sample responsibilities for the owner and Miedema (MMBS) in the subcontract:

 

Owner

  • Estimate costs

  • Make rough drawings of project

  • Hire an architect to draw the project

  • Approve drawings

  • Obtain bids from subcontractors

  • Obtain site plan approval

  • Obtain permits

  • Hire subcontractors, such as electrical work, plumbing, excavating, etc.

  • Choose colors

  • Obtain inspections, rough-in and final

  • Coordinate with subcontractors

  • Move in

  • Make monthly payment

 

MMBS

  • Bid to build only portions you select for us in your plans

  • Build select portions

 

Subcontracting with Miedema gives you, as the owner, more responsibilities – along with more hands-on involvement  in the design and contracting of your project. Subcontracting can be more economical, but some counter-balances to consider are: (1) This method can consume quite a bit of your time. (2) You may not get the best prices from subcontractors. (3) You may not see the same high quality oversight and attention to your project that you would get with Miedema.

 

If you don’t want to deal with difficult issues or you don’t have time to be involved in a complete construction job, the build-design model is best for you.

BUILDING REPAIR REMODEL

 

Tells us your building needs/ wants. We will give you ideas on how to repair or improve your building. Such as – wall panels replaced, roof repair, new roof installed, added service doors, new overhead door openings, gutters repaired, added canopies, etc..
